It is difficult for a low income earner to save a deposit. Therefore they may need assistance in having the loan guaranteed. Since we expect the loan to be fully covered by the value of the home, there is limited risk. We suggest that governments providing subsidies and grants for so called "affordable housing" is an unsustainable model. Instead by providing loans on normal commercial terms, or by loaning the deposit, assistance can be provided without cost to the taxpayer. Governments have the ability to sell bonds on favourable terms, which can raise funds to loan to affordable house buyers at a profit, allowing self sustaining on going funding. |
