Australia has had a tradition of people owning their own homes. We believe we can to return to this longstanding tradition.
Affordable Price Housing: Our solution provides small affordable lots by subdividing standard lots, and building suitably sized houses.
Our approach is to provide solutions that comply with current laws, codes and regulations. We avoid if possible having to obtain special approvals. The cost basis of our approach : -

However we believe much better use can be made of existing Government Funding for housing.

Governments subsidise hugely expensive building programs. We believe it would be much better to simply guarantee to the bank the loan deposit amount. Government does not pay the deposit, thus the owner pays a 100% loan. This will allow low income people, even those on benefits, to buy their own home.

In this way there will be no actual expenditure by government apart from administration costs.

There would be limited risk to the government funds in this case. Should a borrower default on the loan, insurance will cover repairs to bring the house to a good standard to sell and recover the guarantee. Normal inflation increase on housing value would also reduce the likelyhood of a claim being made on the guarantee.

To ensure minimum risk to government and to make it attractive to the banks, the scheme must include compulsory damage insurance and direct payments to the bank from any benefits paid. The deductions from benefits should continue after any default until any payment under the guarantee is paid off.

With our long experience in the building and design industry we can provide assistance in developing details of the scheme.
We have looked at options based on 100% of land and home cost by weekly repayments being a maximum of 30% of a number of income ranges.
The income ranges are:-
$333/week, minimum benefits - loan repayments $100 per week.
$475/week, single with child, single age pensioner - loan repayments $145 per week.
$630/week, partnered, - loan repayments $189 per week.
$880/week, minimum national wage, loan repayments $264 per week.

Single with a dependent child or 60 or older $372.60 to $474.65.
Partnered $631.20 (two people).

How to build Affordable Price Housing : -
The main criteria effecting housing costs is simply the size of the dwelling. Today average houses are 250+ m2 mansions.
This is more than twice the size of the housing occupied by the 'Baby Boomers' of the 1960's and 1970's., and obviously unaffordable by many.

Thus affordability can be provided by reducing the size of the homes.

Builders are not stupid, they use the most economical methods.
Our approach in providing affordable housing is to use common building construction methods used by local volume builders -
The current "affordable housing" subsidy system is unsustainable.
Currently taxpayer funding is used to buy or build properties which are then rented at much less than their value, often below the amount required for maintenance etc. The model is totally unsustainable.

Providing low income people with small homes they can afford to pay a loan on gets them on the property ladder at no cost to the taxpayer.
An anomally exists in the benefit system that pays "Rent Assistance" but not "Loan Assistance". i.e. low income home owners are penalised by the benefit system as are married couples. Inovative designs can be provided.
