Affordable Housing: Our solution is to provide small affordable lots by subdividing standard lots, and building suitably sized houses.

How to build Affordable Price Housing : -
The main criteria effecting housing costs is simply the size of the dwelling. Today average houses are 250+ m2 mansions.
This is more than twice the size of the housing occupied by the 'Baby Boomers' of the 1960's and 1970's., and obviously unaffordable by many.

Thus affordability can be provided by reducing the area of the homes.

Our approach in providing affordable housing is to only use common building construction methods used by local volume builders -
Builders are not stupid, they use the most economical methods.

We have looked at options based on 100% of land and home cost by weekly repayments being a maximum of 30% of a number of income ranges.
The income ranges are:-
$333/week, minimum benefits - loan repayments $100 per week.
$475/week, single with child, single age pensioner - loan repayments $145 per week.
$630/week, partnered, - loan repayments $189 per week.
$880/week, minimum national wage, loan repayments $264 per week.
The current "affordable housing" subsidy system is unsustainable.

All per week. Single, $346.55
Single with a dependent child or 60 or older $372.60 to $474.65.
Partnered $631.20 (two people).

Currently taxpayer funding is used to buy or build properties which are then rented at much less than their value, often below the amount required for maintenance etc. The model is totally unsustainable.

Providing low income people with small homes they can afford to pay a loan on gets them on the property ladder at no cost to the taxpayer.
An anomally exists in the benefit system that pays "Rent Assistance" but not "Loan Assistance". i.e. low income home owners are penalised by the benefit system as are married couples.
